Job Description

Job Summary:

Pay Range: $120,000 - $125,000 per year

The Facilities Operations and Maintenance Manager plans, directs, and supervises all operations and projects within the facility with minimal supervision and moderate financial impact. This position leads the overall operations team including technical, administrative, and financial personnel. This position will oversee multiple facilities within a wide geographic area.

The Facilities Operations and Maintenance Manager shall provide supervision and administrative leadership for facilities and programs during all hours of operation and will oversee daily operations management of multiple spaces to ensure a safe and functional environment in order to contribute to the missions of the agencies that occupy the facility.

Essential Job Duties:

  • Manage day to day operations of the facility under contract
  • Follow established methods and standards or make recommendations for the development of new ones.
  • Manage the preventative and reactive maintenance programs for all facilities utilizing Maximo based CMMS systems.
  • Develop detailed plans to track special projects.
  • Assist in developing project scopes and objectives, involving all relevant stakeholders and ensuring technical feasibility.
  • Use appropriate verification techniques to manage changes in project scope, schedule, and costs.
  • Task train all contract employees on proper, safe, and effective use of all tools, equipment, methods, chemicals, devices, apparel, procedures, and processes.
  • Manage the relationship with the clients and all stakeholders.
  • Plan, organize, and supervise all maintenance and repairs performed by building staff. Responsible for maintaining and improving buildings.
  • Responsible for quality control. Inspects facilities and work areas to eliminate deficiencies.
  • Review employees work hours to verify accuracy and approves payroll.

Essential Requirements and Experience:

  • At a minimum, Facility Managers shall possess at least ten (10) years of recent experience (within the past 15 years) in facilities operations and maintenance.
  • At least 5 years of project management/ supervisory experience as a first line supervisor in directing personnel responsible for the accomplishment of similar operations, preventative/ reactive maintenance, and repair work of greater or equal complexity to this facility.
  • Experience in mulitple facilities over a wide geographic area.
  • Experience shall be in buildings of at least a similar size with similar characteristics. This includes, but is not limited to, experience in accomplishing preventative maintenance management and repairs to the following types of systems: Uninterruptible Power Supply (UPS) systems; large chiller plants; low pressure boilers; computerized fire alarm systems; emergency generators; high voltage switchgear; HVAC systems; and complex building automation systems.
  • Experience using a Computerized Maintenance Management System (CMMS).
  • Experience in the management and supervision of building mechanical maintenance operations for large commercial office buildings.
  • The Facilities Operations Manager shall possess highly developed interpersonal, analytical and communication (written and verbal) skills and demonstrate the ability to manage in a diverse and dynamic environment with short notice taskings under high pressure situations.
  • Experience interpreting contract documents.
  • Experience reading and interpreting blueprints and construction specifications.
  • Experience scheduling preventive maintenance and repairs.
  • Experience applying a Quality Control program (inspecting, scheduling, verifying all contract requirements are completed, correcting QA inspection findings, responding to tenant complaints, improving processes to correct repeated findings, etc).
  • Experience with contracting with and supervising Subcontractors.
  • Experience with general administrative duties; including, but not limited to, creating reports

Required Skills:

Must possess a valid driver's license.

Minimum High School Diploma or equivalent.

Exceptional communication skills (written and verbal).

Ability to read, write, and speak English

Ability to write and deliver reports.

Strong organizational skills and ability to prioritize job duties and assignments.

Ability to effectively present information and and respond to questions.

Ability to work in a team environment but with minimal supervision.

Ability to effectively utilize available resources to maximize productivity.

Proficiency in using Microsoft Office and Google applications

The employee is occasionally required to lift/ move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, and depth perception.
